Las Vegas home inspector performs roof inspection
Who ever coined the phrase "hotter than Georgia asphalt" obviously never visited the desert southwest in the summertime. Las Vegas, Lake las Vegas, Boulder City and Henderson Nevada are well known for having a very hot climate, and this can make roof or attic inspections hazardous for a Las Vegas home inspector. While preparing to perform a roof inspection on an asphalt composition shingle roof, I decided to test the surface temperature with my infrared laser thermometer. You are reading correctly, that's 180 degrees farenheit. Since human skin can burn at 130 degrees, it was a good thing I checked first before climbing up. I've also taken attic temperature readings of 150 degrees. Safety is the number one priority, especially when the mercury climbs above 100 degrees. When I perform a home inspection in Las Vegas I use personal protection equipment and wearing good gloves and limiting your time in attic spaces is important. Dehydration and heat stroke are the most common risks for home inspectors in Las Vegas during the summer, so preparation is key. Drinking plenty of water, applying sunblock and wearing clothing made of loose/light colored and breathable materials are important to surviving the work day
The desert environment requires a home inspector look closely at things like insulation, and ventilation of attics, garages and crawl spaces. Exterior components such as AC and electrical equipment take a real beating in the hot Las Vegas sun. Routine maintenance is one of the most important pieces of advice your Las Vegas home inspector can render.
