Las Vegas Home Inspector

Your Las Vegas home inspector offers FREE FOLLOW-UP CONSULTATIONS FOR AS LONG AS YOU OWN YOUR HOME; and FREE REINSPECTIONS FOR 90 DAYS following your initial Las Vegas home inspection. Our Las Vegas home inspection service provides more value for your dollar than any other Las Vegas home inspector. Our home inspections take about three hours of your time. We prefer our clients attend the inspection so you can see what we see. Every home inspection we do in Las Vegas is followed by a detailed written report, filled with digital images and an up-front narrative that summarizes the condition of the house.

Do you recall the time you spent searching for a home? How many fliers did you collect that touted the advantages and the amenities of the home? The listing flier mentioned new paint, new water heater 3 years ago, new carpeting throughout. But, what are they not telling you? That is where a home inspection becomes the advantage for you, the buyer. Your Las Vegas home inspector from Vesta Inspections will be your advocate, your eyes and ears when you need them most. The home inspector is the great equalizer, the experienced professional who is there for you and only you. As a home inspector, I have no "skin in the game", I have no vested interest in you purchasing any particular home, I am paid fi you buy the house and if you do not buy the house. This assures you that during the home inspection in Las Vegas, you will get my honest opinion of the condition of the house. Your agent or the selling agent may know me, but I do not work for them, I work for you and I only care about your satisfaction and the condition of the house.

Vesta Inspections is known as The Las Vegas Home Inspector because we offer you a home inspection with more value added services than any other Las Vegas home inspector. Your Las Vegas home inspector will educate you about the condition as well as the operation of your home. Yes, homes do have an operators manual, but it is not a written book, it is a manual that is learned through experience. Home inspectors have that experience, and even better, they have the experience of hundreds, if not thousands of homes in the Las Vegas area that fill the pages of this "unwritten book". You will receive the benefit of hundreds of previus home owners and home inspections. We promise that you will not find another Las Vegas home inspector offering better service, with more qualifications and experience than Vesta Inspections. Many of the home inspectors in the Las Vegas area charge an additional fee for the services that you receive for FREE from Vesta Inspections.

We spend a great deal of time performing home inspections in Las Vegas and our clients are often searching for information about the city of Henderson, so we decided to provide the following historical facts and details about Las Vegas and the surrounding area.

Historical Facts and Information About Las Vegas Nevada

Las Vegas was founded as a city on May 15, 1905, when 110 acres of land situated between Stewart Avenue on the north, Garces Avenue to the south, Main Street to the west, and 5th Street (Las Vegas Boulevard) to the east, were auctioned off.  Las Vegas  incorporated on March 16, 1911. At that the time the population stood at 800. While gambling took place illegally for many years, it was officially legalized in March 1931 by the state legislature. A growing retirement and family city, it is the 28th most populous city in the US with an estimated population by of 607,876 as of 2009. By 2030 it is estimated that Las Vegas will have a population of 735,000, according to the city planners. The estimated population of the Las Vegas metropolitan area, which includes the cities of Henderson and Paradise, stood at 1,865,746 in 2008.

The Welcome to Fabulous Las Vegas sign is a Las Vegas Strip landmark funded in May 1959 and erected soon after by Western Neon. The sign was designed by Betty Willis at the request of Ted Rogich, a local salesman, who sold it to Clark County, Nevada. Young Electric Sign Company (YESCO) currently owns the sign, which leases it to Clark County, while the design itself is in the public domain. The design of the sign was never copyrighted since Willis considered this her gift to the city and wanted it to be in the public domain. This has resulted in the image being ubiquitous on Las Vegas souvenirs.

Las Vegas has been one of the top areas in the nation adversely affected by the recent subprime mortgage crisis and US housing market collapse, resulting in falling home prices and mass foreclosures. As of January 2008, 1.9% of homes in the Las Vegas area were in the foreclosure process, almost triple the rate of a year earlier. The  was due in large part to speculators and house flippers who sought quick profits and never intended to live in the homes they purchased. Also, resetting of many ARM type mortgages increased foreclosures. As of April 2008, 51% of the more than 22,000 homes for sale in the area were vacant, according to Las Vegas real estate research firm SalesTraq.  This created a market of new investors who are now seeing plenty of opportunity for the future.  As of late 2008, home sales were on the rise, many are cash deals.

If you're looking to relocate to Las Vegas, or if you're just looking to take advantage of a great real estate investment opportunity, make sure you start by hiring an experienced buyers agent to represent you. Don't forget to have the house inspected too! Vacant and unlived in homes come with a good many issues, problems that a lived in house may not have. Vesta has extensive experience inspecting foreclosed, bankowned and short sale properties in Las Vegas, Henderson, Lake Las Vegas, Boulder City and Mount Charleston. Our expert home inspection and commercial inspection service ensures that you make the right choices.
