Henderson Home Inspector finds Water heater defect
Part of performing a home inspection in Henderson is to perform a water heater inspection. Water heaters, like car batteries, often fail at the worst times. Sometimes there are obvious signs as this picture taken by a Henderson home inspector indicates. A typical residential grade water heater will have a useful life of between 8 and 12 years. As a home inspector in Henderson I have inspected water heaters that were 25 years old and still going strong, then again I've seen them go at 5 years. The point is there is really no telling. But, your Henderson home inspector knows that the high mineral content is Southern Nevada's water supply is notorious for corroding water heater components and plumbing distribution. Dissimilar metal types (copper to galvanized or chrome plated metals) only adds to the problem. When corrosion sets in, it's just a matter of time before a leak develops. If your water heater is more than 8 years old, or shows significant signs of rust and corrosion at connections or inside the lower tank body, have it evaluated by a licensed plumber or by a home inspector. The time and expense of dealing with a plumber or home inspector is minor compared to the time you will spend cleaning up the water damage caused by a sudden spill or leak.
