What's Inspected

A home inspection is a visual evaluation and assessment of all the exterior and interior structural and mechanical systems, components and parts found throughout the home. The home inspector looks for items that are not performing as intended or designed, or which do not respond to normal operating controls. We observe, test or operate safety devices, appliances, AC and furnace, faucets and plumbing fixtures, electrical outlets and visible electrical systems and components including panels, switches and light fixtures. Emphasis is given to issues that affect life safety. 

It's always good if the buyer can be present for their home inspection, but we also realize that's not always possible. The report you receive is like an owners manual and serves as an excellent baseline and future reference document. Details and specifications on the home's systems and components are organized for easy reference and provided in clear, concise, easy-to-understand terms. Each section provides an accurate description of the homes true and present condition. Recommendations for repair, replacement or upgrade (if needed) are written so that a tradesmen or specialty contractor can quickly assess and prepare for any repair issues. We realize that this may be the only opportunity you have to learn about your home.    

The inspection encompasses more than 300 items including the following: 

Interior Components
• Walls, ceilings and floors, steps, doors and windows
• Counters and cabinets

Built-in Kitchen Appliances
• Dishwasher, range, cooktop and oven garbage disposal, range hood and ventilation equipment and built-in microwave oven

Insulation and ventilation:
• Insulation and ventilation of attic and foundation
• Kitchen, bathroom and laundry venting systems
 
Plumbing Systems
• The hot and cold water systems, water heater, waste and drain systems, vent systems, gas lines
Electrical Systems
• Switches, receptacles, fixtures; the main panel box and sub-panel boxes; accessible wiring and junction boxes; test and verify grounding and operation of all ground fault circuit interrupter devices (GFCI

 Air-Conditioning and Heating Systems
• The cooling/heating equipment and cooling/heating distribution systems
 
Exterior Components
• The exterior walls, molding and trim; The windows and exterior doors; fireplaces, flues and chimneys, the associated trim and hardware; condition of porches, decks, steps, balconies and carports attached to the structure.

Roofing
• The roof coverings, flashings, insulation, ventilation, soffits and fascia, skylights, roof accessories and penetrations.
• An evaluation of the condition of the attic areas

Structural Systems
• The structural system including the foundation, floors, walls, columns, ceilings and roof 

Site of Home
• The grade, water drainage, retaining walls, driveways, 
walkways, porches and patios; landscape vegetation
